Office Commercial Real Estate (1/2)

Government and businesses need space in order to conduct operations and the need for office commercial real estateis growing. This type of commercial real estate can be used 24 hours a day depending on the nature of the business and are classified as Class A, B, or C properties. In my real estate courses, I teach the methods I have used over the years to invest in office commercial real estate that has allowed me to build a multi-million dollar business.


Property Classes


One of the things I teach in my real estate trainingis the differences between the three classes of office commercial real estate, which are determined by the Building Owners and Managers Association. Class A office buildings are considered the most prestigious with rents above average for the area. These office spaces usually have higher quality equipment and finishes, a better market presence and greater accessibility. Class B buildings offer rents in the average range and fair-to-good equipment and finishes. Class C space is geared toward tenants who require functional space at lower rents.


Property Improvement


In order to obtain higher rents, it may be necessary for you to improve the property in some way. Using the methods I teach in my real estate training, you can learn how to modify zoning, set up a mixed use property and improve the office commercial real estate propertyin order to be sure you are achieving the best use of the property.


Financing Requirements
