Although they resemble written contracts, the terms are not binding as the document is normally viewed as a discussion sheet, or memorandum of understanding. Because retail commercial real estate transactions can be complex, the letter of intent can clarify key points between the parties and provide safeguards in case the deal falls through. Securing Strong Tenant
It is crucial to secure a strong tenant when investing in retail commercial real estate as obtaining financing may depend on who the tenant is. In my real estate course, I teach you how to secure a strong tenant and receive favorable financing as well.
Analyze the Property
Before investing in any commercial real estate, it is important to analyze the property well to be sure it is the right property for your investment. Triple Net Leases (NNN)
Retail tenants almost exclusively sign triple net leases. These leases normally require the tenant to pay utilities and other costs involved in owning a building so that you, as the landlord, pay almost nothing. This widens your profit margin and allows you to build a steady income stream with fairly low overhead. In my real estate courses, you will learn how triple net leases can increase your profit margin.
